Why Work With Us?

In addition to developing, owning and operating affordable housing, Raising the Roof offers full-service development management services to help you bring your project from ideation to completion.

 

We’re a nonprofit, just like you. We understand the economics of building housing for people, not for profit. Nonprofits trying to create housing for their communities face distinct challenges from the private sector, like difficulties accessing capital, pushback from NIMBYs, government relations, and the need to focus on accessible, supportive units that meet a diversity of needs, to name just a few. We understand those challenges, and we can help you navigate them.

Our Services

Raising the Roof develops, owns and operates affordable housing across Canada. Based on our capacity and expertise, we also offer development management services for other non-profits and organizations that are interested in growing the amount of affordable housing available to their community.

Phase 1

Initial Feasibility – Pre-Development

  • Initial consultations with you on design and site expectations

  • Zoning and official plan review with city partners

  • "Back of the napkin" concept and budget

  • Identification of viable partnerships

  • Application to relevant funding streams supporting pre-development

Phase 2

Concept Design – Pre-Development

  • Assemble and manage necessary experts including architects, engineers and specialty providers to create and confirm the viability of new development concepts

  • Incorporate client input through consultation and design review meetings

  • Facilitate receipt of initial municipal feedback on design

  • Refine initial budgets; create cashflow and detailed project timelines

Phase 3

Detailed Design and Municipal Approvals – Pre-Development

  • Liaise with regulatory bodies on your behalf to ensure project feasibility

  • Lead experts to prepare necessary reports and design studies

  • Achieve relevant municipal development applications such as rezoning, variances, and site plan approvals

Phase 4

Contractor Management - Development

  • Generate quotes from trusted builder partners to support budgeting and project design

  • Manage ongoing construction project to ensure timely and cost-effective delivery in concert with the general contractor

  • Integrate trades training opportunities with local social enterprise contractor partners for additional social impact
